The applicant is proposing a 7 unit townhouse development. The unit mix will consist of 7 three (3) bedroom townhouses, located within three (3) buildings. Each three (3) bedroom townhome will have 2,557 square feet of area under roof, (2,018 consist of air-conditioned space), and a 752 square foot paver patio for each townhome. The units will be allocated throughout three (3) buildings, with each being three (3) stories with a height of 35 feet. On the first floor there will be a covered entry (87 square feet) along with a 430 square foot two car garage for each home. Also, there will be a 42 square foot covered balcony on the second floor and a 28 square foot open balcony on the second floor
In addition, there will be a 30 square foot open balcony on the third floor for each home. Entrance and exit from the site will be from South Federal Highway.
Presently only 30 feet are allowed, or two stories. Staff is recommending the approval of Long Boat.

I hope they are like the ones at S. 6th and Federal. They are really beautiful, and so well cared for, it's a pleasure to look at them every day.

Rules don't matter in lake Worth! Who cares what the code says-as long as it looks OK,right????
6th and Federal isn't so great, the landscaping has been neglected and the buildings obscure the traffic light at that corner, hazardous.
A lot of these townhouses are code word for section 8 housing bringing freeloaders and their sleezy landlords into our neighborhoods. Take a closer look and wonder how people can afford elevated prices with or more likely without going to work.
no one ever mentioned that yes, these developers were getting a special exception---making their project a mixed use PUD and giving them 3 stories instead of 2. Does anyone read the backup on the dais? William Waters was totally silent on the number of stories.
A 3 story townhouse? All residential?
I don't like 3 story townhomes, but they are very popular. People buy them when they are youngish retires, and can't walk up all the steps a few years later. Some of the 6th and Federal THs have elevators. They were going for around 800K back in the day. Remember, they are more than 10 years old now. If the builder can't build out, he will build up. Also, I am very critical about landscaping, and the landscaping at 6th and Federal looks great. Remember, the market crashed in 08. It hasn't come back, and shouldn't come back to those prices, because they were artificial to begin with. You can't compare the THs at 3rd and Federal with 6th and Federal.
At lest this out of the CRA district so we will get revenue for our general fund from the taxes.
The project on Lake and Palmway is unfortunately in the CRA district and we will have ti underwrite the concurrency-sheriff, fire, schools etc. with no additional tax revenue.
Thank God the CRA reaches its sunset soon.
