Micro-Units approved in Lake Worth

Lake Worth Beach voted for micro-units to help with Affordable Housing

We need affordable housing in Lake Worth

There was a time, and not too long ago, that 75% of the housing in our city was affordable...not any more. Prices are out of sight because of this crazy economy and run-away inflation.

Micro units are fine especially for retired people who want to downsize and on a fixed income or for those on a very tight budget, etc.

William Waters, Sustainability Director, says he estimates the cost of a micro-unit would be anywhere between $250-$300 per square foot. Whew!

That means for a 250 square foot micro-unit up to 750 square feet at $250 per square foot, the price would start at $62,500. For a 250-750 square foot micro-unit at $300 per square foot, the cost would be $75,000.

According to Commissioner Malega, the units will be located in these areas as follows:
Downtown Corridor
Federal Highway
Dixie Highway
TOD EAST and WEST (Transit Oriented Development)
Mixed Use East

I just have two questions for the commissioner where is somebody going to come up with that kind of money a retired person is going to go in get a mortgage to buy something to live in the city of lake Worth have they lost their mind.. I think that they could probably build it a lot cheaper than that but again they're probably going to have some high priced general contractor come in and then all the add-ons and all the extras will make it almost double that like they normally do

A 30-year mortgage on 62,000. @4% is about $300. a month. What is more concerning is that the buyer could rent it out, unless deed restrictions are put in place. There has to be an HOA to take care of the maintenance of the landscaping, etc. Otherwise, it will just get rundown in short order.

Just do it right to begin with, and I think it's a good idea.

When I moved to lake Worth in 1997 I rented a small cottage 1b1b for $250 per month for 15 month before buying my newer house for $63k in 1998, incredible how the price have climbed, it now is too crowded in this city, too much crime, blight, bad government, and way too Lawless to live in anymore?

So the units 300 a month how much are the condo fees going to be for maintenance upkeep and stuff like that another 300 that makes it six add another 125 for electric that makes it seven at internet and TV that makes it almost 800 a month how's it retired person going to live up when they're paying out hand out $800 a month that's not counting gas for the car that's not counting food car insurance stuff like that

It's not a Condo Fee. It is just for outside maintenance. Depends how many units. Nowhere near as much as a condo fee.

It's the cable, internet, phone, and car insurance that are killing people.

Also, for a unit that small, the Electric Bill should be quite low. I have no idea about water.

The problem will be the number of cars looking for parking for this small home.

That remains to be seen 1:17. I mean, obviously, if they are on Federal Highway, they can't park on the street.

Also at issue: who will qualify for these homes?

qualifications will be what they consider the "under represented"

So, most likely not you and not me.

How is the infrastructure going to handle all this traffic all the water all the sewer all the power lake Worth grid is not geared for all these new developments neither is the sewer system so what I want to know is when all this infrastructure starts breaking down how is the City of lake Worth going to fix it

You're probably right. Well, I don't see this as right around the corner. They haven't even picked a permanent site yet, have they?

Federal Highway could use a facelift. There are a couple of motels I'd like to see gone. Actually, more than a couple.
