Demolition on Lucerne Avenue

Neighbors have been concerned and have complained for years about the abandoned and boarded up property at 1320 Lucerne Avenue, Lake Worth. No one can ever graffiti it again; it is now just a memory.

Back in October we reported on this property:  At a recent magistrate meeting regarding code enforcement, it was decided that the City of Lake Worth is moving to foreclose on the property at 1320 Lucerne Avenue as it is an unsafe structure. There is also a lien of $18,364.50 on the property that has reportedly been unpaid.  The owner can obtain the proper permits and fix up the building, secure or demolish it and possibly get the fine reduced to 10% of the total or it will eventually be foreclosed upon and demolished by the City.  Each demolition costs the City around $15,000+ per property.

The property is owned by Greg Rice, Chair of Lake Worth's Planning & Zoning Board.

During the last election someone came to my front door and said Hudson Holding quietly bought the property and is going to build a high rise condo there called The Lucerne Too. Wow, it must have been true now that I see this.

Well, they can only build to 35feet per the referendum that was won by the people.

I don't understand did the city pay to demolish his building? If so will he be required to pay the city back? Does this mean the city gets the property?

Not sure about the disposition of this property (whether or not the city foreclosed)or who paid for the demo.

I don't understand why the chair of the Planning and Zoning Board is not held to the same standard as the rest of us. It would not seem that being destitute is a problem in this case. How can you chair a board to enforce laws you choose not to follow yourself?

People of LW, just remember that money talks and BS walks... influence, influence and then just a little bit more influence. I'm sitting on the side lines, but my interpretation is that the owner just sat on the sidelines until a profitable opportunity came by... and take it and make more money... I have no proof... just my shitty theory. My thoughts....

The city did NOT pay to have it demolished. After years of bellyaching about the building that was properly boarded up and always painted over when graffiti was reported and the property was never overgrown.

Someone finally did what they are supposed to do and reported it to Code. The process works. Now that the Code Department is fully staffed, they can address the problems.

It is hoped that more mixed use development, like the Arts Lofts, can be built on that site.

The owner is now and has been abiding by all the same rules everyone has to. No special treatment. He has taken action due to being cited by code for the building.
