It will all boil down to winning the lottery--
52 units of rental workforce housing on 6th Avenue South and F street with 6 units being affordable rentals or
126 units for Senior rental housing on the NW corner of Lake Worth Road and Boutwell with 13 units being very affordable.
The City Commission voted on a 3 to 2 vote (Jennings and Mulvehill dissenting) to give $200,000 each towards these projects. Whether they get the money is determined on whether they get the Housing Tax Credit that will be decided upon by a lottery. It was said that the money will come back to the City in the form of permit fees.
I saw all the renderings for the 6th Avenue South project thanks to the real estate broker involved and it is very attractive. There was no back-up for the public on the Boutwell Road project. These sort of things always come to the Commission at the last minute where they must vote on something because an application must be submitted quickly or they will lose the opportunity. How many times does this happen? Suzanne Mulvehill was correct in asking where the Needs Analysis was. As far as I am concerned, the Senior Housing project is not affordable. This is on the edge of the Park of Commerce that was supposed to be all commercial as I recall.
As the City housing stock is mostly rentals now, I have to wonder if we will ever evolve from our problems directly related to the lack of owner occupied dwellings. As one developer said, "Developers are Developers." We know that too well in Lake Worth.
So, whether one or both win the lottery and the projects are beneficial for the City of Lake Worth will soon be determined by the Lottery ball-- lucky #7 or the way it usually ends up, unlucky investment #13.

More rentals? Don't tell me that is so. This is all about govt hand-outs. They just got some from us. OMG
This will end up slums or empty take your pick. I'm not thrilled about giving public money to private development. What's the trade off for the taxpayers? More needy?
I hope all intelligent thinking Lake Worth Tax payers realize that THE cOmmission is now giving $400.000.- PUBLIC MONEY TO PRIVATE DEVELOPERS!Hammon Park started with $50.000.- THERE ARE 1000's IN THIS AREA THAT WANT TO BUILD THAT WAY!
Not one penny to indigent Citizens who have paid 50 to 60 years taxes, to do necessary repairs to their homes!They get fined!
Did the developers elect the Commissioners? Are the Commissioners who want to give away public money to private developers ,these devlopers constituents?

Our Seniors and indigents need transportaion,a 12 person Van. It costs $50.000.- .They eat from nearby Dollar stores and 711's,because of lack of transportation!
Private Developers are immediately approved for $400.000.- of Citizens money!
