Dollar General Store denied to build in Lake Worth

On Thursday night, the Lake Worth City Commission met to discuss and vote on an Appeal that was filed by Hanlex Development regarding their desire to build a Dollar General at 10th Avenue North and A. street. Dollar General, a public company, has 15,000 stores nationwide. Previously they were denied by the Planning & Zoning Board. After 2.5 hours, a vote was called.  The entire commission denied the developers request and agreed with its own Planning & Zoning Board..

Most of the argument was over traffic and safety. Hanlex Development did a traffic study which was 312 trips per day and agreed to give right-of-way so that another turn lane could be built. Their design showed more landscape than the city's requirement and even had the outside storage well hidden from view. One commissioner was worried about children walking there after school and another mentioned sun in your eyes while driving on 10th Avenue North suggesting a visibility problem. The mayor wondered if this was the image the city wanted at its Gateway.

City planners and staff approved the plan saying it met all the requirements and passed the review process. It is rare when you have a commission going against the recommendation of approval by its own experts and staff.

They turn down Dollar General yet are allowing A Haitian church purchase and operate at the sneakers bar location on dixie right by our downtown. This makes no sense

Really. Those churches draw a lot of traffic. Terrible location for them.

I;m not a fan of Dollar Stores, however, that location seems, on the face of it to be a good enough location for one, except for the following: I know the corner well, having sat their many times, through more than one light, while the crossing guards Shepard the children across 10th Avenue, or A Street. It's just a short hop to the I95 ramp. Tell me, with all of this going on, how a Dollar Store is going to fit in there with ingress and egress on to either 10 Avenue, or A Street.

You can't compare the locations. Take a ride and look at the two locations with your glasses on.

I’m relieved this store isn’t going up

I honestly believe nothing of a retail commercial nature is appropriate to be built in that spot.

Traffic at 10th and A street is very poorly done, always a backup. The infrastructure should be redesigned.

That corner sucks! It's not about Dollar Tree-It's about the stupid location. Thank goodness the powers that be finally made a rational decision! The idea that Dollar Tree would even think to go there is insane!

10:29-The area has been under construction since March/April 2018. Do you think they are going to redesign it? Be Realistic!

No I don't think "they" will redesign it, merely said they should. It's to be avoided, a useless space.
