U.S. Policy in Afghanistan
Uncle Sam has spent more than $400 billion over 10 years to bring peace and democracy to a country that has historically had neither. Green algae will usually rear its ugly head immediately following a hazy condition in the water from a lack of proper filtration and/or sanitation and in Lake Worth's case, a pump broke causing all the green, slimy stuff. Now the city is scurrying around hunting up the money to buy a new pump, I think.
The main item on the agenda was the approval of the 3 story, 216 rental units on Boutwell and Lake Worth Roads. I can agree with Commissioner Szerdi that it is a good location for them--west of town and not a NIMBY situation, although the traffic congestion will be tremendous in spite of the contractor's traffic projections. I disagree that competition will indirectly force rental home owners to improve their properties. Slums are slums and slum landowners don't change.
Yesterday the developer/contractor gave me renter estimated target incomes of between $60 and $80 thousand a year but the back-up says the targets are $36 to $48 thousand a year. This is affordable housing even if Scott Maxwell says it isn't. He doesn't want to understand the lack of distinction of affordable and workforce housing.
All Realtors are giddy with anticipation (usually you get a 10% commission on rentals), particularly the real estate agent who sits in the front row. She was even allowed to make personal attacks and mock me when she spoke at the lectern. Civility is subjective with this commission and discarded when she speaks. She had announced earlier that she will not be reapplying to the Historical Planning board; her term ends this month. Perhaps we won't have to see any more Venus Cafes pulling a fast one (she recommended that they be allowed to have a COP license and once they got it, closed their doors and the place has gone to blight on Lake Avenue) or we might be less likely to see a monstrous home being approved on N. Lakeside Drive being built right next door to a small cottage. She finally sat down and called me "evil" again, one of her favorites. One thing that is not confusing for her is her lack of politeness...she thinks she is still attacking me on my blog anonymously.
My only point, which the Mayor chose to miss as well as our favorite Realtor, is approving seven buildings without knowing or caring what any other completed project from this contractor/developer looks like today. Many times affordable rental projects attract the undesirable or they go to seed. I asked if they did any D&D or had seen any other developments by this contractor..no one answered the questions. If you are building a home, before contracting with a builder, you usually visit other houses to visually inspect his work...normal operational procedure.
As you only are given 2 minutes to make a point, my comparison of this project to Greater Bay was not an apples to apples comparison but it was only to point out the lack of due diligence on GB and how it negatively impacted our community. In fact, the vice mayor was highly annoyed that anyone with a different opinion could have the nerve to even raise a question. He threatened to walk out of the meeting if anyone else on the dais had anything "negative" to say about it. He did not want to hear Commissioner McVoy or any point he had to make and was shockingly discourteous. He then called the question to stop the debate. The bully dais continues and their friends are allowed to be obnoxiously rude at the lectern..
These buildings, once built, are here to stay. We will have to live with them for at least 40-50 years. No one can say that this project will be a positive effect in our western neighborhood. The commission is flooding the city with affordable housing and more rentals when their goal has always been more home ownership believing that is the only way to raise the city from the slum and blight.
Everything is expendable when you have such a strong desire to develop the Park of Commerce at any cost (Maxwell's catalyst) and fulfill campaign promises--or you are looking at a tax base of an estimated $145,000 a year that will be totally diminished by the cost of services.

On the agenda tonight under Public Hearings (C) is to approve a proposed affordable rental project at 2220 Lake Worth Road.
CITY'S ANALYSIS:
The applicant is proposing a 216 unit apartment development at 2220 Lake Worth Road at the Park of Commerce. The unit mix will consist of
48 one (1) bedroom apartments
144 two (2) bedroom apartments
24 three (3) bedroom apartments
Each one (1) bedroom apartment will have 604 square feet of living area and a 48 square foot balcony; each two (2) bedroom apartment will have 847 square feet of living area and a 48 square foot balcony; and each three (3) bedroom apartment will have 1,001 square feet of living area and a 48 square foot balcony. The units will be allocated throughout seven (7) buildings, with each being three (3) stories with a height of 36 feet 8 inches. A free standing ~ 2,583 square foot clubhouse building (identified as building “E”) will contain a leasing office, conference room, multi-purpose room, kitchen, gym, and restrooms.
As the applicant did not have to provide rental rates, I contacted the general contractor, Ernesto Lopes in Miami. This is his response:
"This will be workforce rents. Our target residents are families with an annual income between $60,000 to $80,000 per year. The anticipated rents are:
1 Bedroom 1 Bath - $850.00/Month
2 Bedroom / 2 Bath - $980.00/ Month
3 Bedroom / 2 Bath - $1,150.00/ Month"
Please note that Workforce housing is generally understood to mean affordable housing for households with earned income that is insufficient to secure quality housing in reasonable proximity to the workplace. Source: Wikipedia.
So what we will be getting folks is MORE affordable housing within the City of Lake Worth and more rentals in a city with over 60% rentals now. The commission thinks this is great stuff, afterall we, instead of the CRA, will get the ad valorem from this project. How much will widening Boutwell Road cost us? How much will all the infrastructure cost us? How much will all the services to this 216 unit rental project cost us that will house at least 432 people and probably more? We might recapture some of our money in 3 decades.
CEO of Habitat for Humanity of Greater Miami, said there is no solid definition for the term, Workforce Housing. “When people think of affordable housing projects, they think the recipients are moochers who are getting something for nothing,” he said. “But if you call it workforce housing, they think of nurses and police officers.” How come the commission just doesn't get that?

More immigrants equals population woes
The Labor Department claims that 175,000 jobs were created in May, barely keeping up with population growth. This level of job growth will do nothing to mop up the estimated 11 million unemployed Americans. Yet the immigration bill would turn an estimated 11 million illegal workers into legal workers.
I keep hearing that more immigration is good for the economy. If that is the case, why isn’t our economy going gangbusters? The U.S. has taken in more than 30 million legal immigrants since the Reagan era, more than any other nation. Tucked away on page B7 of the June 5 Palm Beach Post was an article about how wages continue to decline. Every job that isn’t nailed down gets sent abroad. The immigration bill ensures a continuing supply of cheap labor. Good-bye, American dream.
Also, why no mention of the huge population growth the immigration bill will ignite? Immigration is now the driver of U.S. population growth. For those of us who also care about the future of non-human diversity in this country and support stabilizing the U.S. population, it’s really disappointing to watch the enviros cringe on the sidelines, trembling in fear of being called racist, while the federal government force-feeds endless population growth.

Board appointments will be coming up soon as terms expire. Applicants don't even have to sit through a public interview. They are appointed behind the scenes by the commission. We have no idea if anyone is qualified. If you go to the city web site, they don't even give you information any longer on the CRA's board members. Even though the city commission appoints CRA board members, it is off the city's web site. The CRA does not have to answer to the city commission or to the residents at all. They do have to submit a budget and the city has to be responsible for all debts they fail to pay. Everything is getting less transparent in the City of Lake Worth. Everyone should be asking, "why?"

At times they get deeply involved in political issues and even go so far as to scorn city code and ordinances. It is really important who is elected commissioner.

Vandals destroy outdoor Church statue in Lake Worth

Back in the early 60's and after the result of lawsuits, there were bans
against the teaching of religion and religious practices in public
schools. It was said that organized prayer in schools was a
violation of the separation of church and state. It was decided that
publicly funded schools were an extension of the state, and that
organized prayer or bible readings were a form of proselytizing--thank you Madalyn Murray O'Hair. The
bans not only banned mandatory prayer in schools but also banned the
daily reading of bible passages. So, Catholic churches built more catholic schools, thus integrating religious education as the core subject within their curriculum and giving children the opportunity not only to say a prayer but be educated in religious values.
What is this world coming to? 50 years later, there are some who even believe that the sheer mention of the supreme being is inappropriate including saying the Pledge to the Flag or even wanting the name God taken off our currency. Muslims, however, are allowed to erect mosques and won the legal right to build one two blocks from the Twin Towers. No one would think of defacing anything on a mosque. That would be politically incorrect for heaven's (Allāh's) sake.
A reader of this blog writes--Father Joe Papes (who just said the prayer at our May 21st city commission meeting) announced at Mass this morning that the outdoor state of the Sacred Heart that stood to the left of the front entrance to the church was destroyed by vandals overnight on Sunday, June 9. He said there's a video showing the act of vandalism, but that the quality is poor.
A report was filed with the PBSO. A short write-up was included in this week's church bulletin. "We don't know what their intentions were in doing this and I know you like me are saddened that this would occur; all we can do is pray through the Sacred Heart of Jesus that their hearts be converted," writes Father Joe.
He writes that he believes it will cost "well over $3,000" to replace the statue.

It is Henry Cavill in the lead in the new Superman movie-- Ladies, you are going to love looking at this guy just like you wouldn't get tired of looking at the last superman actor, Brandon Routh. His movie, Superman Returns, is on TV tonight at 8pm EDT.
