Protesters representing opposition to the proposed WMODA museum project in the city gathered at City Hall in downtown Lake Worth Beach, Fla., on August 6, 2025

This item is a quasi-judicial hearing. The applicants, Sunshine Lake Worth Development LLC, the Lake Worth Beach Community Redevelopment Agency (CRA), and the Cultural Council of Palm Beach County (Cultural Council), are requesting approval of the following:

From the backup that staff previously approved:

 Mixed use urban planned development to construct a ± 32,283 square foot museum building with ancillary storage, café/retail space, and office space for the Wiener Museum of Decorative Arts (WMODA), a ± 136,831 square foot residential building (110 units) with 124 underground parking spaces and community art space, and an art walk/arts alley; and to vest a property owned by the Cultural Council and a property owned by the CRA for future development including affordable/workforce units.
 Development of Significant Impact to construct a mixed-use development over 100,00 square feet with more than 100 dwelling units.
 Major Site Plan to construct a mixed use development over 7,500 square feet
 Conditional Use Permit to establish a high-intensity (use area over 7,500 square feet) museum with ancillary fine arts storage, café, and retail space.
 Conditional Use Permit to establish a multi-family residential use over 7,500 square feet
 Sustainable Bonus Incentive Program (SBIP) for bonus density, intensity (FAR), and height
 Transfer of Development Rights (TDR) for bonus density and intensity (FAR)
 Affordable/Workforce Housing Program (AWFH) for bonus density

First Reading passed by the City Commission regarding WMODA 4/0 (McVoy left the meeting earlier) based on the evidence presented.  As I heard it, I believe more residents were against the project although it was close.

These people wouldn't know Fine Arts, if it smacked them on the head. Even if they could recognize a piece, they wouldn't have the funds to afford it. The ignorance of people these days, is mind-numbing.

@1:05...they are smart enough to know they do NOT want a large development in our downtown that will take up 7+ acres and multi-millions.

This is why I didn't vote for what's his name. You can tell by looking at him that he's for the project. This should be a ballot question. Why doesn't the entire town get to vote on this? Who are these people? Why doesn't code enforcement make them take down their lousy signs that have been up since Christmas on Lakeside Drive?

@6:20pm...If you have read this blog you know that it is a conservtive blog and we believe in capitalism, not socialism, not give-a-ways to big corporations, we don't eat bologna, and are not full of it. You want to change our downtown and the commission agrees. Many of us disagree and unfortunately there is only one on the dais that I voted for and she wants what many of the people do not want.

What you don't understand, is the word Conservative, which means to conserve, or preserve. The Pure Capitalist would eat you for lunch, and the rest of your family for dinner.

What are you conserving in Lake Worth, what is worth conserving, ask a business owner not some USA hating communist. Big deal some condos for young professionals or empty nesters get you worked up but druggies taking over well that’s just normal here? Our parks are the worse in palm beach county they haven’t been renovated in any way besides the tennis courts recently but who cares we gotta stop the evil developers from taking over.

You must have skin in the game, 3:42. If it were up to me, we would follow China's example and shoot all of the drug dealers. What does that have to do with this incredibly stupid idea they have to build a museum. We already have a museum that nobody ever goes to. How does building this White Elephant in any way, ameliorate the epidemic of homelessness and drug addiction. Why don't you build on Dixie Hwy., on the west side, across from the Mid and the other complex. Nothing there but empty lots. Furthermore, if you have a business, that is not doing well, maybe you picked the wrong business. Retail stores are one of the most difficult of all businesses to be successful at. There are stores and small restaurants on Lake Avenue that are doing very well, and for years now. What about Vincent's, on Luzerne? If they were doing any better, customers would have to park on the roof. I think the smell of money is destroying your ability to reason.
