E-Mails between Citizens Assn of PB and Michael Bornstein on the Lake Worth Casino and Hudson Holdings

Lake Worth Casino

Apparently, there are no current plans for the Lake Worth Casino property that divides the South End in half.  We will keep watch on the situation with help from the Town.

Below are a string of emails regarding the Lake Worth Casino between John Page, Town of Palm Beach Director of Planning, Zoning & Building Department and Michael Bornstein, Lake Worth City Manager beginning in March through October.

Mr. Bornstein: I have been asked by one of the Town's Planning & Zoning Commissioners what information I might provide regarding ongoing discussions in Lake Worth regarding potential new plans to revitalize the Lake Worth Casino and swimming pool.

Our next Commission meeting will occur on 3/17/15.  Would you be kind enough to send a response (or direct this inquiry to the appropriate staff member) containing relevant facts surrounding the future of the casino/swimming pool/beachfront?  Thank you.  John Page

John, Thank you for your email regarding the plans for the LW Beach Casino.  The City is in the middle of an Invitation To Negotiate (ITN) process which is most likely that to which you are referring.  I am copying you on that document which outlines the options that the City is interested in resolving.  It is my hope that the City Commission will receive a recommendation(s) from the ITN Committee by April.  The Commission will then work through the process of choosing the best proposal(s) for contacts.  If you have any further questions or concerns, please let me know.  Michael

Michael: Thank you again for your prompt and helpful response last month.  As noted, I asked for information at the request of a Planning & Zoning Commissioner.  I passed along your ITN news to Commissioners for their information.  Commissioners asked that I continue to provide them with updates as they materialize.

The Commission will next meet on April 21.  You indicated that you hope to receive recommendation(s) from the ITN Committee by April.  Has anything occurred since we last communicated?

I relayed your previous information to Town Planning & Zoning Commissioners just as you had presented it (no additional narrative or comment).  John Page

John, The ITN committee has a public meeting scheduled April 28th at 6:00 PM.  At this point they do not have a recommendation. Michael

Michael: I have a "tickler" on my calendar in early May to check with your office to see if there is any update regarding the ITN process at the Lake Worth Casino  (your last message mentions an April 28th meeting)?  I would much appreciate any information going forward.  John Page

John, The ITN Committee held their meeting last week and is recommending the Commission further negotiate with restaurant proposer but for a higher lease amount.  Their report will be made to the Commission at the May 19th Commission meeting at which time the various options available to the Commission will be explained.  At this point, the ITN Committee has fulfilled its part in the process and will cease to exist after making the report.  The ball will then be in the Commission's court and pending their decision/direction I do not have anything to offer with certainty.  Michael

Michael: Again, thank you for your timely responses to my previous questions.  I will be attending our next Planning & Zoning Commission meeting in one week (6/16) and it is entirely possible that I will be asked again about a "Lake Worth Casino" update.  Is there anything of substance that I can relay to the Commission? Hey John, The Commission at its last meeting indicated that they wanted to hear all three proposals themselves.   We are in the process of finding a date as you can imagine is difficult at best with budget, vacations and regular meetings.  There will be an announcement soon as to the specific date, time and location for that meeting. Hope this helps. Michael

Michael: Sorry to trouble you once again.  I attended a Palm Beach Planning & Zoning Commission meeting this morning, and once again I was asked if anything has transpired at the "Lake Worth Casino" relative to any new commercial uses therein, future plans, etc.  I will pass along any feedback you are able to provide.  Thank you.  John

Hi John, At last night's Commission meeting, the Commission voted 5-0 to not accept any offers for businesses at the Casino/Pool until the Commission and the community decide exactly what is appropriate.  Therefore, nothing is planned or happening in the near future.  I am regrouping with staff to determine how to move forward.  The Beach Fund is not financially sustainable and we need to fill the upstairs space at the Casino and address the losses associated with the Pool.  Additionally, there is no plan nor money for the capital needs such as the missing office space and storage necessary to operate the facility.  Ugh. Borenstein's last email sums it all up in plain English. Perhaps our friends on the island or maybe Donald Trump can offer up a tenant to rent out the upstairs Casino space - maybe they wouls love some upscale beachfront offices and we can rent to them for $25 per sq ft plus the CAM

Please tell me that our CM did not use the word "ugh" in his email to an official in a neighboring town?

If he did . . . really, how unprofessional. He sounds like a stupid teenager unfit to represent us in any capacity.
