Mulligan's Beach House submits Letter of Intent

Mulligans, with restaurants located in Stuart, Jensen Beach, Vero Beach and Sebastian, Florida have submitted a Letter of Intent to lease space at our Casino. Mulligans closes at 11pm during the week and at Midnight on Friday and Saturday nights. They open at 8am for breakfast. I was assured that this is a family restaurant and that the bar is secondary to its business. On Thursdays, little children eat free.

Some of the highlights:

Lease rate: $30.00 s.f. on a Net basis not including C.A.M. - 1st year, 3.5% annual escalators, plus utilities.

Build outs: Vanilla shell as defined by the City, Poured in place, unfinished concrete slab floor with appropriate stub outs for plumbing and electrical. Taped and primed, appropriately rate dismissing walls, basic Code required electrical service including minimal lighting, Open raw ceilings with exposed mechanical systems. Fire sprinklers to Code, Conduits provided for wireless/cable/telephone services.

Lease Term: One hundred twenty month base term with two options to renew for five years each.

Definatly that picture will look different so it fits into the Casino Decor. No Bright colors like the photo. Other then that it could fit in with what the City wants. What are the prices on the menu? That would be important to the seniors and breakfast crowd.

the bar might be secondary to food but sitting across the road from the ocean with a cold beer in your hand aint a bad way to spend your time. I guarantee they will give Bennys a run or rum for their money. More profit in alcohol than food. A brand spankin new bar that serves food might just become the new local watering hole.

Sounds like this would be more of a restaurant that has a bar which is more in tune with our beach.

After visiting JohnnyLongboats in Riviera Beach, I am all the more convinced that they would not be an appropriate tenant, and Mulligans looks much more like the kind of place that would be L.W. Friendly

Why do you need assurance it's a family restaurant and the bar is secondary? Who are you?

Well, I don't know who you are since you posted anonymously. Who in the heck are you?

You want some bar to dominate our family-friendly beach-park? This IS a park first and foremost. If you have such a need to drink, there are many bars downtown. Mulligans does have a bar, so what is your gripe exactly?

I have eaten at the Vero Beach Mulligans and happen to be a West Palm local. I am very excited to see this place coming! It is fun and it will bring families to the beach.
