Lake Worth (Beach), a Developer's Dream
Developers know exactly what saps the Lake Worth administration is--they know who to target. And now their second project has been approved close to City Hall. And to accommodate this huge rental project, they will be making 'H' Street and Railroad Street one-way.
It will be 7 stories, roof-top observation deck, 200 "luxury" rental multi family transit oriented units with parking garage. 120 parking spaces will be dedicated to City use out of 360 spaces, 12 of which are on the street level. They want a 35 year lease on the 120 parking spaces and the city to pay them $2,458,958 for the 1st year so that they can use that lease to get their financing; years 2-8 would be $72,000 and years 9-35 would be $144,000 a year.
One thing that was never answered, how many years will it take to make up that initial investment of $2.5 million and next, where is the money coming from as we are so damn broke? The obvious answer to me is the $10 to $20 million loan that this commission recently passed to keep the city afloat. The residents of this city are helping to pay developers to build this. Lake Worth is a developer's dream.
And the worse thing of all, it is in the CRA District. We will only get the TIF.
It's screwy and every commissioner who voted for it (Maxwell, Hardy, Mayor Triolo and Amoroso), a few (Hardy and the mayor) told us how excited they are to have this being built in our city and one even congratulating the developers for believing in Lake Worth and taking a chance on us. I believe it is WE who are taking the chance on them for this project to succeed.
And last night, once again, it was Commissioner Robinson who had the right questions, that were inadequately answered, who voted correctly, NAY.

The Bohemian - Urban Living in Lake Worth (Beach)

What a reputation Lake Worth (Beach) has on top of being the most gullible city around. Even the CEO of Affiliated Development said that naming this building was appropriate as they believe the name is very fitting--captures the essence and the personality of Lake Worth (Beach). Not my personality!There will be 154 one bedroom units and 46 two bedrooms with delivery date in 2022.
It was said that the average renter spends $30k a year in local spending. They are not building this rental for the average Lake Worthian as the majority of our city makes that much in one year.

The commission voted 4/1 to accept the proposal with Herman Robinson dissenting because of not enough discussion and/or understanding of the over $2 million investment we would have to make. Commissioner Robinson, once again, voted correctly and here I was worried while he was running for election that he would agree with our tax and spend lame duck commissioner on everything. Where is this money coming from? Left over general obligation road bond money? When, if ever, would we recapture this money?
This commission has no problem spending other people's money. And just think, 200 more people to use Dixie Highway and cars visiting the retail portion of this building.

Developers have targeted Lake Worth (Beach)
Lake Worth (Beach) to build 7 story rental complex
Lake Worth has been targeted and this administration and commission LOVE it.
The Community Redevelopment Agency’s push for development in the western area of Lake Worth Beach’s downtown will cost the taxpayers $1.6 million plus a commitment to spend $3-4 million for a parking garage that the developers will run!"Fort Lauderdale-based Affiliated Development announced plans on Tuesday for The Bohemian - a 186-unit, seven-story rental apartment complex on East Coast Street just south of Lake Avenue."
This is the same group that built The Mid.
The developers said, “We believe in the future of Lake Worth Beach and we want to be part of crafting its future....the Bohemian name celebrates the character of Lake Worth Beach.”

The voters in Lake Worth gave this development crazy commission three year terms and they are coming at you like a run-away train. Developers know exactly what city to target and what city obviously has the cash to help fund them. Next they will be taking over our beach complex. Watch out for our golf course too! I will always remember the late Peter Timm's saying, "the people of Lake Worth are a 'walking wallet.'" He also said that the entire city is "affordable."
The people voted them in...it's past time for term limits.
