We know what's respectful, Mayor, and last night you were anything but. True, everyone on the dais has the right to express his opinion, even Commissioner McVoy. Every citizen has that right as well. It would behoove you to sit there "respectfully" and listen to the other commissioners and the people you serve instead of losing it, yelling at an elected official, calling a resident a liar and storming out of the meeting. All good leaders need to regulate and control their own emotions.

If truth be known, and that's what we all want, right?...no one has ever suggested that a developer was going to build a hotel or condos on the beach. If Mr. Bornstein heard that, then it's a new one on me. And to the local newspaper editor, no resident has lied about anything when it comes to the city wanting to screw up our beach.
The city initiated this secret ITN process that went on for nearly ten months and last night we got to hear one-half hour presentations from the two presenters--Hudson Holdings and Oceanside Bar & Grill on what they would like to do on our beach. Hudson Holdings scaled down its plan from building 65,000 square feet to 22,000 square feet and still not too many residents were thrilled. Residents got to speak for two minutes with the mayor insisting that we pose questions to the presenters rather than making statements. It was like pulling teeth in the beginning.

Back in March of this year, City Manager Bornstein said, "The way the casino building is operating now, is a broken business plan." I would say that just about everyone got offended with this statement other than Scott Maxwell and Pam Triolo. From inception, we had many experts working on this and even hired Fishkind & Associates to do a Pro-Forma Analysis on the redevelopment of the Lake Worth casino. The Finance Advisory board was heavily involved in the process as was our Finance Director, Steven Carr. Staff and the FAB wanted to be fair and ensure that the building would be a success; they were not out to gouge prospective tenants as the city's goal was to cover expenses.
How broken is it? We were told originally that it would take several years for it to start operating smoothly and that it would take one full year of operations to estimate the CAM correctly. We counted on the upstairs vacant space to be leased out. For some reason, even after hiring two real estate companies with the final one being Anderson & Carr as the exclusive firm to broker the deal and find a client, they never did. The city maintains the 2nd floor ballroom and it is doing well with private parties and weddings.
As an example of a lease, Mamma Mia's is for ten years with two, 5 year renewal options. The rents escalate at 3.5% a year starting from a $35.00 a s.f or $3,885 a month on up to $47.696 a s.f. or $5,294.26 a month.
Last night the mayor complained that the CAM was only $7 for the tenants at our casino which is common area maintenance and a pass through expense. Originally, the consultants projected the CAM at $6.89 a s.f. before the building was even a reality. CAM means all of the costs borne by the city relative to the operation of the building: maintenance, repair, and a slew of other expenses such as garbage removal, materials, tools, supplies, roof repairs and the list goes on. By September 30 of each year, the city estimates the CAM and the tenant pays a certain percentage of that total based on his leased square footage. That wordage is in all leases and I am assuming it still applies.
Our failure to rent the upstairs vacant space has not helped the business model but to say it is a failure is an exaggeration. The pool was never included in the business plan and all sorts of expenses are dumped into that line item. The pool has never been marketed. If you talk to old timers they all will tell you about the college meets we used to have and the pool was rented out regularly and making money. Now management likes to tell you that swim meets are not working anymore or our pool is outdated, etc. which is untrue. Wellington is getting the business. Or they tell you that we have a "white elephant" when in fact it is one beautiful Olympic pool on the ocean. What town can claim that? We need to hire someone who has an interest in making our pool a success.
To continue to blame any failure, perceived or real, on failed business plans is a cop-out. The only thing that has failed here is management and the on-going dispute in order to solve various problems with the building and with the contractor, Morganti. If we handed it over to Hudson Holdings as an example, we would only get $550,00 a year out of the deal on the first 20 year lease minus a day.
My suggestion would be to continue negotiations with Oceanside Grill excluding the ballroom space and eliminate the pushcarts and a few other incidentals. The only thing we need to do in the immediate future is to get a tenant for the upstairs space. Although not thrilled with the proposal, we do have someone interested so let's work with him...get it done and hold onto control of our valuable beach complex. We should be making the money, not a developer.

Stupid decisions in Lake Worth

Lake Worth already has a baby pool. So, why in the world would they ever consider a proposal by Hudson Holdings to fill this one in and build another one, one of which Hudson would have control?
This is the same idea of spending $13 million at our beach park just a few years ago and then tearing it up and rebuilding it and losing control of our beach to a developer, one for whom they know nothing--any financials even provided by an auditor? How nuts is that? Do we really have money to burn? Will our property be in limbo just like Hudson's Gulfstream Hotel purchase that lanquishes one year later? Who is dreaming up these ideas at our city? Does management sit around at Calleros over lunch and brainstorm?

But common sense doesn't work sometimes, at least not in Lake Worth. It would be interesting to know how this happened in the first place--how an owner could just change the legal address of his house from Wright Drive to 6th Avenue South in order to dump a shed on the front lawn. How did he get a permit based on a false legal address? The Property Appraiser has it as 535 Wright Drive. The Deed has it on Wright Drive. But the city allowed the owner to use a different address? Is this competence? Because the City royally screwed up, this is a note from ROLO president, Robert Waples:
Dear Neighbors,
We got a response from the City and Commission that the "loop"hole in our city code is going to be addressed and taken care of on order to not allow the issue with the shed in the front yard to happen again.
Currently if anyone applies and the issue comes up again while the language is being drafted, the request will be denied and hopefully in the August meetings planning and zoning will come up with the appropriate language and it will be passed by the commission.
As far as 535 Wright goes, the shed is legal based on the current code and will have to remain.
We want to thank the City and Commission for acting swiftly in this issue to ensure that this does not happen again any where in the City of Lake Worth as well as in the Residences of Lake Osborne,

Everyone spoke Spanish. No one, other than the security guard spoke English; he is bi-lingual. I asked him who I would go to if I needed a question answered. His reply--"don't give them a hard time, they only speak Spanish." So, of course, I had to ask why they weren't hiring bi-lingual employees as this was an English speaking country. He said I had to ask the owners. I told him they were going to miss out on a large segment of customers but he said they were doing very well without them. That's when you know you are a stranger in your own country.
One of the requirements of American citizenship is that you must be able to read, write and speak English. America is a wonderful place, no doubt about it..

Gosh, Peter Willard must be laughing his azz off while he counts that $1.6 million.

has submitted revised drawings. Of course, NO one can read them. Apparently they have scaled back "what they originally want" but so what? This is a group that can't even clean up the blight at the Gulfstream. After a year, they did trim some trees and got rid of some brush recently.
2) Oceanside Bar and Grill
still wants a lease term of ten years with 3, five year renewals. Sorry, can't do it. They also want control of the total upstairs level . All ballroom rentals will be under their control. Want rights to rent the courtyard. Wants hotdog stands and carts. Willing to pay $20sf including CAM. Such a deal.
At the April 28, 2015 meeting, the Evaluation Committee (dissolved on that date) made three recommendations to the City Commission:
1. That the City Commission direct City staff (William Waters) to develop a request for qualifications (RFQ) for a qualified firm to prepare a traffic/development impact study with related evaluations in order to discern viable levels of development and intensity of uses at the beach.
2. That during the budget process, the City Commission hold a separate workshop on the Beach Fund in order to address policy decisions that must be made for the FY 2016 Beach Fund budget.
3. That the City Commission continue negotiations with Anderson Carr (on behalf of Oceanside Bar & Grill) for the lease of the upstairs vacant space at the Casino Building and management/lease of the ballroom.
The Evaluation Committee also recommended that the foregoing be concluded within six (6) months. So, that would be October 28, 2015 when we are into our new 2016 budget. So the city wants a decision waaaaaaaaaaay before that. And they want to, once again, hand over our beach complex (that could be up to 99 years) because they just want it off their plate...one less thing to worry about in this city that can't fix a pot hole but can find $8.6 million to pour into the Park of Commerce.

Well, if Kevin D. Thompson, PBPost reporter can recycle old articles, I can once again publish facts about our beach complex. Thompson says that Etta James might be crooning, "At Last." Retha Lowe might still be tossing her football regarding the beach, but we residents are happy with our beach park and that it all got upgraded just a few years ago to the tune of $13 million. Where has Mr. Thompson been that he doesn't know that? And $13 million ain't hay for a poor city. Read his article.

There are people out there who after reading his article, believe we are defaulting on a loan and Mr. Thompson says that the city is worried about paying back the money. We are not worried. This is one point that really drives me nuts as it leaves out the facts and it comes directly from City Hall to scare people.
- The most insipid statement in this article: Since the site was restored three years ago and had its Roaring Twenties opening in March 2013, the city has said it’s having a hard time paying back the $6 million it borrowed to fix the building, mainly because the site doesn’t have enough tenants. Think about that for a moment. The square footage is constant no matter if one tenant leased the space or ten. And now the city will listen to a presentation on Thursday night from a prospective tenant that wants to lease the entire upstairs at $20 a s.f. including CAM (Common Area Maintenance) ...such a deal.
- This commission has voted to delay principal payments on the Casino loan to ourselves because of other issues however we have paid back $250,000 in 2014 and 2015 for a total of $500,000 and have paid all interest on the loan to ourselves. Ridiculous stuff comes up such as hiring a public information officer, some obvious priority for this majority commission that is up for re-election. They don't need to hire anyone at taxpayer expense; They have Kevin D. Thompson of the Post.
- The mayor is wrong about our pool. It IS regulation for high school and college for 25 yard meets.
- The city has 100% failed to market our pool or to even let visitors know we have a pool.
- We just upgraded our entire beach park of 19 acres with the casino opening in 2012 for $13 million. Maxwell and the CM are not allowing the financial plan to work because the city has not rented the upstairs space. Pool operational expenses were thrown into expenses that never were included in the financial plan.
- The city manager went out on an ITN on his own initiative. It was brought before the commission with no discussion or approval by the public. The CM appointed the Select Committee other than commissioner Amoroso. There was never any discussion on this and if there was, they would have known to keep their hands off our beach.
At its worst
Now I ask you, who in their right mind would want to swim in a pool that looks like this? Just another reason why they are not getting business.

If you own a business you can't make certain decisions for your own company, the one you created through hard work, blood, sweat and possibly tears. Now businesses are being sued across the country by anyone who charges that they have been picked on even fired for non-performance of their job. How do we protect the rights of the business owner? The government has intruded into our daily lives and now businesses have to be careful about everything they do. You can't sell to whomever you want and more and more government restrictions apply. Remember the famous statement first made by Elizabeth Warren, the socialist, with Obama and Clinton (the other two socialists) jumping on the same bandwagon?

If you own a business you can't make certain decisions for your own company, the one you created through hard work, blood, sweat and possibly tears. Now businesses are being sued across the country by anyone who charges that they have been picked on even fired for non-performance of their job. How do we protect the rights of the business owner? The government has intruded into our daily lives and now businesses have to be careful about everything they do. You can't sell to whomever you want and more and more government restrictions apply. Remember the famous statement first made by Elizabeth Warren, the socialist, with Obama and Clinton (the other two socialists) jumping on the same bandwagon?

Obama violates Court Order for 2nd time

We know there are Muslims in every state in our country and homegrown Jihad is something our government does not talk about. But as we welcome everyone to America and our Constitution protects everyone, they infiltrate; this is the radical Muslim plan. Where do they learn their radical ways? They learn in the mosques and the teachings from the Koran. Our own police are afraid to even enter these Muslim communities that have Sharia law.

Then they install their own courts, government, justice and punishment system, Sharia law. At that point threats are aimed at anyone living in the neighborhood that is non-Muslim.
These areas have been formed with ‘ethnic cleansing’ harassment tactics; forcing existing residents out of their homes by Muslim provocation and fear of property damage and physical harm. It’s very effective, and the results advantageous to the Muslim community in establishing another ‘no-go Sharia controlled zone.’

Global Warming
As predicted, the city commission on a 4/0 vote (Mayor Triolo was absent from the meeting) affirmed enthusiastic support for the Florida Regional Climate Action Plan. I believe that the Vice Mayor said it was a "no brainer." All of them now believe in global warming. As mentioned, the purpose of this Resolution 40-2015 is to affirm the City’s support of the RCAP and agree to consider integration of its goals and action items into the City’s Comprehensive Plan.
The Climate Action Plan is for the purpose to work cooperatively to:

The crime reports here are only from a 2 mile radius from where I live. This is a drop in the bucket as our city is six square miles. Consider what is going on in other parts never depicted here. If a police report has been filed, it is a crime no matter how insignificant one might believe it to be. You can't twist truth. The national median for crimes per 1,000 residents is 3.8 with Florida at 4.70. Lake Worth's is 12.83.

Code Complaints Closed on Wright Drive

This was an open code case. This owner of the house on Wright Drive (the property has been coded on many occasions through the years) installed a modular facility right on the front lawn. Vehicles park on the lawn throughout the day. It seems that this residence is being used as a business and they are using the modular unit for storage? This particular complaint was the storage unit on the front lawn. Now the owner has built a fence to hide the modular unit. Now the case is closed???????????

Are you a possible target for a terrorist?
It must have been about four months ago when a friend of mine whose son-in-law is in the National Guard and stationed on Long Island as a helicopter pilot trainer and officer got a directive from his commander that all military personnel who are off base must wear civilian clothes. They were told that the entire U.S. military and their families were being targeted by terrorists who live in our country.
These Muslim terrorists live here under some pretense that they are law abiding immigrants or whatever excuse our government affords to them. One might be your next door neighbor or another could be your college roommate. They are trained to "fit in" and act like Americans.
Since the shooting terrorist incident in Chattanooga where five of our military were gunned down by a Jihadist terrorist, the Marines and Navy are considering the removal of any military emblem on cars entering a military base or facility for safety purposes. This is something that the United States government doesn't tell anyone especially the press. Our military is not allowed to discuss it either. Off hours, they have to sneak around and pretend they are non-military. Obama must believe if the government doesn't give it any coverage perhaps it will all die down or go away.
The truth of the matter, terrorists are more bold and empowered than ever due to recent events such as the latest in Iran and the entire crowd in Iran screaming death to Americans as Obama strikes a deal with the enemy. Why would a country that hates our guts and wants to wipe us off the face of the planet as well as Israel make any kind of deal that we could really trust?

One of my neighbors is a retired Marine Captain who was also the Grand Marshal in the last Veterans' Day Parade. He had a Marine emblem on his car and Marine Corps license tag. Is he a potential target? What about any of us who fly the American Flag or wear red, white and blue? Are we next?

Yesterday Lynn's Little Bit of Trivia hit the 2 million mark. For a little local conservative blog, I was not sure that I could do it. When it was started, I was getting 50 hits a day. Readers from Lake Worth enjoy a perspective that may not always agree with City Hall. We try to keep up on the facts and attend every city commission meeting.
There are two distinct political factions in our city and one other faction that is not too vocally prominent--that of the conservative middle that I like to call the silent majority. These are the people I think about when I am writing as I know that I will never make a dent in the mind of the "growth at any cost" crowd or the atheist socialist crowd, the liberals and far-left.
Lake Worth is overwhelmingly a "progressive" city loaded with Democrats that don't seem to agree on the really important issues facing our city or country or living within a budget that they control. There is constant in-fighting and back-stabbing and everyone is "right." There are liberals who won't admit the truth on policies they hate when it comes to their own city...It's sort of like a 'love it or leave it' attitude. Illegals have taken over, homeless all over the place and crime galore. They think it only affects the western side of the railroad tracks, out of sight, out of mind, and then they tell you to your face that they love Lake Worth and its diversity but wonder why their property values are stagnant or why retail business is not re-locating here fast enough.
It's been interesting writing this blog and I want to thank all my readers even those who keep me on my toes and crack me on my head every now and then. There's a lot in which we agree and just enough diverse political opinion to make it all worthwhile. Sometimes it seems that issues are impossible to solve. It's like that snowball rolling down a hill. It gets so huge and out of control and then the people suffer. Politics is, after all, what makes the world go round. Leadership is the key.

Agricultural Reserve a misnomer with so few farms now
Whether you are for or against development, the Palm Beach County Agricultural Reserve doesn’t exist anymore. Long gone are most vegetable crops, farmland and all the flower farms. In the 1950s, Delray Beach was the “Gladiolus Capital of the World” and a major center for growing vegetables and flowers.
Do you realize that, today, no gladiolus or flowers are grown here, and only 1 percent of the vegetables grown in Palm Beach County are grown in the Agricultural Reserve?

St. Mary’s Coptic Orthodox Church is just one of the churches being built. The Delray Marketplace and Canyon Town Center, two major shopping centers, are new and thriving destinations.
Bethesda West Hospital, with a 400-bed capacity, was also approved and built on former farmland — to serve the emerging community in the Agricultural Reserve.
Commercial, industrial, institutional and residential developments; conservation areas; and county-owned property occupy 87 percent of the land in the reserve. The remaining farmers are unfairly restricted by the outdated policies in the Agricultural Reserve.
Forced to Farm is a political action committee to assist private property owners who have been unduly burdened by property restrictions. We advocate that Palm Beach County government treat the private property owners in the Agricultural Reserve equally to private property owners throughout the county.
The agriculture of the past has been lost to development in the Agricultural Reserve. Let’s adjust our policies to the 21st century and allow remaining parcels to serve our community.

Agricultural Reserve a misnomer with so few farms now
Whether you are for or against development, the Palm Beach County Agricultural Reserve doesn’t exist anymore. Long gone are most vegetable crops, farmland and all the flower farms. In the 1950s, Delray Beach was the “Gladiolus Capital of the World” and a major center for growing vegetables and flowers.
Do you realize that, today, no gladiolus or flowers are grown here, and only 1 percent of the vegetables grown in Palm Beach County are grown in the Agricultural Reserve?

Republicans pass Sanctuary Cities Act
On Thursday, in a party lines vote, the U.S. House passed a measure cutting off federal funds from the U.S. Department of Justice to states and cities that refuse to enforce current immigration laws. We don't enforce them in Lake Worth or anywhere in Palm Beach County because of Ric Bradshaw who wimped out and will not comply with detainer requests from Immigration and Customs Enforcement agents unless there is an active arrest warrant for the individual.
The “Enforce the Law for Sanctuary Cities Act" from U.S. Rep. Duncan Hunter Jr., R-Calif., passed the House on 241-179 votes. Six Democrats joined the Republican majority in supporting the measure while five Republicans voted against it. My question is, what in the hell is wrong with Democrats?

I have asked Scott Maxwell as well as the city manager if whether Lake Worth has any specific policy on its being a sanctuary city. What makes us a sanctuary city now that the Mentoring Center (day labor center) no longer exists. Are we a sanctuary city or get any money from the federal government for being on a list recognizing Lake Worth as a sanctuary city. I did hear back from the city manager with this reply:

On April 21, 2016, exactly 42 days after Ryan Maier overwhelmingly won at the polls defeating John Szerdi, one of Szerdi's supporters filed a code complaint against our new commissioner. Mr. Maier had not even had time to even get his feet wet in his new job. That side of politics were all reeling in anger and in shock at the results of the election that threw their guy out of office. They were out to get the newly elected commissioner in any way that they could.
Even our resident hothead who loves to toss around the race card and the N word, falsely accused him in a public meeting of running a business out of his house. Mayor Pam Triolo allows this outrageous behavior and denigration, free speech and all. It's like a sick reality TV show--who should we humiliate today? Did Commissioner Maier's political enemies trample on his private property snooping around in order to drum up something? What we know for sure is that they did trample on his rights.
The complaint was filed by Jessica Angeli Teutsch who does not live in our city. We are still wondering why Jessica Angeli got so heavily involved in this alleged code infraction as there is absolutely zero evidence. They even called the press and made a big to do about it, finding delight in their attempt to sully Mr. Maier's character even with the Vice Mayor, Scott Maxwell, trying to discuss it from the dais. The newly assigned reporter to Lake Worth with the PBPost fell right into their political trap, never interviewing Commissioner Maier.
In the meantime, Mark Woods, the Code Compliance Director has said on each and every pursuit of code officer Yolanda Robinson to justify her case, that there was NO evidence. No complaint could be confirmed. The City finally did the right thing.
