Empty stores rented at Casino

BF Enterprises, in business since 1979, is a long time tenant at our Casino. A lease for the empty store, that has been vacant for eons located at the south end of the Casino, has now been agreed and Mr. Freedman will be operating the space as a clothing and sundry store selling beach accessories. The lease should be fully executed by July 15.

The city is leasing 1,320 s.f. for $1,854 a month plus tax ($1,954.51) or $14.05 a sq. ft. for units 1 and 2 of the Lake Worth casino. Barry operated this space from 1985 until 2001 until he sold the business to a gentleman from Venezuela who, several years later, became very ill and fell behind in his rent to the city, eventually being evicted.

Barry Freedman was the only one who responded to the RFP on this temporary pre-construction net lease to the City with his company paying for water, sewer, electricity, insurance, minor repairs, taxes? and trash removal. For some reason, the city has given him no right of first refusal to reoccupy the space once the new building is erected.

I noticed the "no right of first refusal" clause - it caught my eye, but what it says to me that the city wants to start with a clean slate as far as the new tenants of the rehabilitated building goes. Since every other tenant is on a month-o-month lease with the city, the same should apply to them. That way, new competitive market rates can be charged any existing tenants that want to stay on. It also relieves the city of any obligation to pay for them being out of business during the construction period of 15 plus months.
