Lucerne property destined for the wrecking ball?

At a recent magistrate meeting regarding code enforcement, it was decided that the City of Lake Worth is moving to foreclose on the property at 1320 Lucerne Avenue as it is an unsafe structure. There is also a lien of $18,364.50 on the property that has reportedly been unpaid.  The owner can obtain the proper permits and fix up the building, secure or demolish it and possibly get the fine reduced to 10% of the total or it will eventually be foreclosed upon and demolished by the City.  Each demolition costs the City around $15,000+ per property.

The property is owned by Greg Rice, Vice Chair of Lake Worth's Planning & Zoning Board.

I believe that Mr. Rice is now the Chair of the P & Z Board since McVoy kicked Rinaldi off the board.

Really can't respond to the above. McVoy appointed LaTorre. Maxwell and Szerdi each had a chance to re-appoint Rinaldi...they didn't.

The property is owned by Greg Rice, Vice Chair of Lake Worth's Planning & Zoning Board! Sounds very irresponsible of this guy, owes more than $18000 in fines? He is a millionaire? They let a person of this caliber on one of our city boards? rice does not keep his property up?

Is there something really wrong with all of this?

Is there direct corruption happening then with Greg doing all of this, and he is chair of this board, he wants our city and taxpayers to pay for his lack of not wanting to take care of his own property? There is something very fishy going on here.
Rice is going to look like the biggest fool ever to live in the City of Lake Worth in its history with this scandal.

Mr. Rice owns the boarded up white house at 1320 Lucerne Ave right next to this dump. Both places are uncared for. Will both be taken down then Lynn?

Why did Mr. Rice buy 1320 Lucerne just a few years ago then? Are these properties not worth a few million dollars since they are on commercial property on amain thoroughfare of the city?

How come Gerg never took care of these properties?

Many have speculated that mr Rice was holding out for making millions of $s to sell these properties to a developer to build a skyrise on Lucerne.

This is great news for our city and people, if the city gets this property, then they can turn it over to the CRA to build more Artist Lofts! Finally the westside can start looking better.

Does Mr. Rice have financial problems that he may lose this?

It may be best if the city takes it over since for years it was never taken care of by the rice brothers. A lot of people have had a hard time selling properties near this blight, so it may be best for the future of Lake Worth.

The property has an appraised value of $44,361 that includes the structure and the land at 1320 Lucerne. The deed transferred to Mr. Rice in 2009.

Isn't this building a historic building in Lake Worth? How can they tear it down?

They should rehab it and make it into an art armory or something related to the arts. It is a beautiful building, it only needs some TLC. Too bad Mr. Rice never took care of it and will lose it now.

So how much did rice pay for the 1320 Lucerne then in 2009?

He never fixes up or puts anything into those buildings, both deplorable. What is or was his motive for buying 1320 Lucerne in 2009? Will he lose all? Will they take down both structures? A girl was raped behind 1320 Lucernce a few years ago when I used to own the houses in front of that house.

Instead of slamming Greg Rice and sensationalizing all of this on this blog, we need to pray for Mr. Rice, it must be a difficult time for him. Keep him in your prayers please. You never know what he may be going through right now. Pray for Mr. Rice, pray that he has a change of heart. He needs all of our prayers.

10:59...so sorry. I would never stoop to the other bloggers standards as he has none.
Please be reminded that we are talking about a public figure here--member of P&Z and Pres of his NA. It is unfortunate that a property owned by him is deemed unsafe and must be foreclosed upon. Mr. Rice could take care of this problem himself.

The property belonged to his brother who past away and was transferred in a trust to Greg. To the person who thinks it's worth millions, it's not, this is Lake Worth, everybody in PBC watching the news last night rolled there eyes and said that's typical Lake Worthless!

All I know is I am now not going to use Hullet Services anymore with Greg Rice being their spokesman, this is really bad of this man to let this property get so bad that it has to be foreclosed on by our city as he refuses to make improvements the city wants. He has contributed to blight for years now, forcing all the people who live in front of this property to look at it all the time. This is disgraceful. He should be ashamed of himself!

Amen, I agree with you on this one Lynn. It is sad that a public figure cannot even take care of his own property, keeping it blighted and unsafe for all who live around it in our city. The sad thing is, he will get the city and us taxpayers to pay for the demolishing of all of this and still keep the property to them be able to sell and make millions like he did with 110 North D St. Who paid to demolish that property? The CRA, right? Yet he owned it. It is sickening to think that a wealthy person like Rice would abuse his power this way and make taxpayers pay for his free ride. Give him hell, I will the next time I see him.

So when will we know when it is foreclosed on? I hope they give it to the CRA to rehab and turn it into a nice Museum for Lake Worth, what a beautiful structure, such character, it would be a marvelous museum for our beautiful little city.

There are so many Guatemalan men that live and hang out in that area, it is too bad that can't turn that building into a nice gym or Guatemalan center for those people, maybe it could get them off the streets and stop them from being so drunk all over the city, or maybe they could make it a Guat. bar. So much potential with that location. What did it used to be years ago Lynn?

The top photo is of 1306 Lucerne in the name of John Rice. The one that the city is foreclosing on is 1320, the little house to the west of this warehouse.

What we don't need, @12.51, is another place for them to buy booze. :)

Who really knows. If he pays, the city won't take it but he still needs to shore it up and make it safe at least that is what code told me.

So what is the status of 1306 then? it have a roof caving in. Both are all boarded up and attract so much trouble, always being tagged with graffiti.

I hope the taxpayers do not have to pay for this demolishing at the expense of a wealthy tv man. Why did he buy this property in 2009 if he was never going to take care of it?

Lynn, can you ask mr rice about his properties and let us know his response?
he seems a pretty affable guy and I can't imagine there's not something we don't know, about those props not being taken care of...
but couldn't you find out from the horse's mouth?
